Common questions

What kind of lending is this, exactly?

Business-purpose financing for real estate investors - fix and flip, ground-up construction, rental and DSCR, and bridge. It is not a consumer mortgage. We don't finance the house you live in, and we don't do owner-occupied primary residences at all.

Do I need to be an experienced investor?

Not for everything. The cosmetic rehab and standard DSCR programs don't carry an experience minimum. Structural rehab, ground-up construction, and the short-term bridge program do, because those are the deals where inexperience costs real money. Send the deal over and you'll get told which track it fits.

How fast can you close?

Faster than a bank, and that's the honest version. A real timeline depends on the property, the title work, the appraisal, and how quickly documents come back from you - so you'll get a specific estimate for your specific deal on the call rather than a number on a webpage that may not apply to you.

What does it cost?

Pricing depends on the program, the leverage, the property, and your experience, so it isn't something to publish as a single number. You'll get real terms for your actual deal once William has looked at it.

Will you run my credit to give me options?

No. Submitting the form doesn't trigger a credit check, and the credit question on it is an optional self-reported range used only to point you at the right program. Anything further happens later, with your knowledge, as part of underwriting.

Can I borrow through an LLC?

Yes. Individual and entity borrowers are both eligible across the programs.

Where do you lend?

Programs are available in most U.S. states. There are a handful of exceptions and one state limited to long-term rental financing only - the specifics are in the footer of every page. If you're not sure whether your market is covered, ask.

What happens after I send my deal?

It goes straight to William with your numbers attached, and he follows up personally. If it's a fit, you'll talk through structure and next steps. If it isn't, you'll hear that quickly instead of being strung along.
